Ameyalli, the 78-acre wellbeing resort and residential community in Midway in Utah, US, has broken ground on phase two of the hot spring development – the Ameyalli Resort and Spa – which is due to open in 2028.

We first wrote about the project in 2024, when wellness industry figure Deepak Chopra and the Chopra Foundation were co-developers. Chopra has since stepped away from the project, but he played a key role in shaping the wellness vision for the resort.

Founder and developer Chuck Heath remains on board and Overland Partners has designed the property that is set atop 28 natural geothermal springs. EDG Design is the interior design studio for the property. Hotel operator Appellation will run the resort and spa, using its culinary-first approach.

Under a Tree is the spa and wellness consultant.

Phase One

Phase One of the project involved the development and sale of 24 four-bedroom alpine chalets, known as the Residence Club. Twelve are already built and 81 per cent sold via fractional ownership agreements. The remaining 12 are scheduled for completion in 2026 and 2027. Co-ownership starts at US$400,000 (€342,000, £312,000) per share for the Alpine Chalets.

Chuck Heath, founder and developer of Ameyalli, said: “The Villa Residences will introduce our first whole-ownership real estate offering, with optional placement in the Ameyalli Resort & Spa by Appellation, through the rental program. The Appellation Hotels team will bring its signature approach to hospitality to Ameyalli, rooted in intuitive service and residential warmth, expressed through a dynamic culinary program anchored by two signature Charlie Palmer restaurants and a geothermal spa experience unlike any other in the world. The next 24 months mark the most dynamic phase of the project’s evolution.”

Two crater-like tufa domes, known as hot pots, are also being restored within the estate’s 55-acre geological preserve. These domes formed over thousands of years as calcium carbonate precipitated from the rising spring water.

Phase Two

Whole-ownership sales of an additional 23 Villa Residences will begin later this year and their construction is expected to be completed in 2028 alongside the rest of the resort. The two-bedroom villas measure approximately 1,600sq ft and owners will have the option of renting them out when they are not in use.

Ameyalli Resort and Spa by Appellation

The Ameyalli Resort and Spa by Appellation will have 80 keys, two restaurants and the 20,000sq ft Ameyalli Spa.

Michael Monceaux, Principal Architect, Overland Partners, said: “Our design concept for Ameyalli Spa & Resort by Appellation responds to the natural beauty of the location authentically and respectfully. Designed to support and inspire the overall wellness journey, we’ve utilised architecture as a tool to connect guests and residents to the site, its history, and to each other.

"Rooted in sustainability and inspired by Midway’s Swiss heritage, the low-profile, nature-forward architecture offers an inherent indoor-meets-outdoor sensibility, ensuring the natural, geothermal landscape is celebrated and woven into the entire experience.

"This shows up most prominently in the underground, hydrothermal spa, which utilises natural geothermal foundations and is a key part of its design.”

The Ameyalli Spa will have 15 treatment rooms. It will also feature a subterranean hypostyle hall (a Greek-style interior room where the roof is supported by rows of columns) with thermal pools of varying temperatures. The water will be sourced from different springs at the property, providing different mineral profiles.

The source water reaches 40 degrees Celsius and has historically been recognised as having healing qualities by the Ute and Shoshone Peoples. Swiss settlers named the valley “Little Switzerland” in 1850. The 55-acre geological preserve at Ameyalli is held in permanent conservation to protect the hydrology that feeds the springs.

There will be an outdoor sauna, contrast therapy circuits, sunken lounges, movement studios and longevity-focused programming.

Other facilities

Ameyalli has partnered with Adventourage, a local year-round guided tour operator for snowmobiling, skiing and snowboarding. The operator will offer residents and the general public a variety of adventure tours and itineraries across the Uinta-Wasatch-Cache National Forest and the two million acres of mountain terrain within reach of the property.

Ameyalli guests will also be able to take advantage of the nearby expanded ski centre at Deer Valley's East Village. It opened its US$1 billion (€855 million, £780 million) extended facilities, with 3,700 new skiable acres and 100 new runs, for the 2025-06 season.

There are five championship golf courses, two reservoirs and fly fishing opportunities within an hour’s drive of Ameyalli.
